    This Brooklyn brownstone received a complete gut renovation that compliments this young modern family’s open, airy and sustainable lifestyle while keeping the charm and historic details of the house intact.

    Sustainability is a priority for this client, no VOC paint is used throughout and all exterior walls and window cavities are re-insulated to ensure the highest level of heat retention.  All new windows and doors have high insulation, keeping the cold out but letting the sun in.  The wall between the living and dining room was removed, giving the house a more open and modern feeling, and allowing the natural daylight to reach into the center of the house, reducing electricity costs.  French doors with side lights are added to the dining room bathing the house in natural light. Relocating the deck access from the kitchen to the dining room also creates cross ventilation when the living room bay windows are open, reducing air conditioning costs.  The kitchen is completely reconfigured with energy star rated appliances, new FSC certified cabinetry and ceaserstone countertop.  The back deck with its wire mesh flooring allows the maximum amount of light into the basement level windows.

    The basement level has the most dramatic changes, what was once a dark and unusable area becomes a family room, increasing the family’s usable living space by 50%.  Recessed lighting and better windows are added so that the maximum amount of light is possible.  Materials salvaged during demolition are repurposed here for built in storage units.
